London Photo Gallery - Canada Water


The area around Canada Water Tube station is undergoing a massive redevelopment program covering 53 acres. British Land received planning permission in 2019 and partnered with AustralianSuper in 2022 to accelerate the redevelopment. The first phase is expected to finish in late 2024.

Canada Water is at the junction of the Overground and Jubilee Line just a short ride from Canary Wharf. The project will create a new town centre, the first in London in over 50 years. It will include 3000 new homes and about 2 million square feet of office space, along with 16 new streets as the road grid will change.

The first major tower is named "The Founding", with 186 residential units and an expected move-in by early 2025. Rising 35 storeys, prices are targeted for the wealthy middle class with 2 bedrooms costing over 900,000 pounds. On one side, you have a full view of the City's skyline, while on the other, you've got Canary Wharf's skyline at your footsteps.

The rest of the redevelopment plan lies south and southeast of this skyscraper, partially on a shopping mall between Canada Water and Surrey Quays stations that will close. The area to the immediate east of Canada Water has already been redeveloped into a new residential community.

During the 19th century, increased imports with timber from the Baltics and food from Canada resulted in the docks being expanded. They were named after where their cargoes came from.

The Surrey Quays Shopping Centre across the water will eventually be demolished by around 2028-9 once a new Tesco is built.

The Dock Offices are Grade II listed buildings that date from the 1890s. The Superintendent's Office has a clock tower and is interlinked with the Janitor's House and General Office.

There is a lot more land nearby that will be transformed in the coming years. In focus is the Surrey Quays Leisure Park, which closed in September 2024.

A new 170m-long red boardwalk opened in November 2024 that spans the former dock where cargo ships once arrived from the other side of the Atlantic.

By February 2025, demolition of the Leisure Park is well under way.
