With the Elizabeth Line's opening, the western suburbs have become much more accessible, and property developers have taken notice. A number of regeneration projects have risen to take advantage of the improved connectivity, inclouding plenty of new construction around Hayes & Harlington station.Just a short walk a few blocks to the west is the Vinyl Factory, once a major manufacturing centre for the music industry. Originally developed by the Gramophone and Typewriter Company, it was the town's largest employer at its peak with 14,000 employed in the 1960s. EMI had a recording studio and vinyl production facility here. Its recent fortunes have turned sour as many of the Art Deco buildings in the business park were abandoned amidst a sea of car parking. Regeneration has brought a lot of new residential units, pedestrianized paths, and landscaped public spaces. Standing on the former EMI factory, Boiler House was completed in 2018 and has 54 apartments. The Powerhouse was built in 1907 as the EMI manufacturing headquarters' power plant. There is a sizeable residential community here now with about 640 homes in the masterplan along with a few buildings of offices. The 7-storey Music Box is now the consolidated parking lot for the area with 424 spots.
