Stratford is located north of the Docklands, a low-income area that was amongst the most deprived parts of the country. The 2012 London Olympics were held here with a lasting legacy of regeneration to benefit the community who lived here.Over a decade on, and a few changes of government later, questions have arisen over whether promises of affordable housing for local residents have materialized. By 2035, over 5400 homes are scheduled to have been built on the park, which has been revised from the original 9000 envisioned to make way for the cultural quarter. There are also concerns over whether the affordable options presented are actually affordable, as even shared ownership flats would have been too expensive for local residents who would not pass the income test. Instead, these new homes are attracting middle class residents from outside Stratford. To the north of Stratford International train station is a large residential community. Telford is building Internatonal Way, a 2-tower residential development next to Stratford International station that will offer 380 homes. Construction is expected to complete in 2025 and the first residents are expected to move in by 2026.
East Village was the former Athletes' Village during the Olympics and consists of over 2800 homes. Residents started moving into neighbouring Chobham Manor in 2016, which consists of 859 new homes.
There are also hotels in the district closer to the train station.
